Salford Council has reportedly agreed the transfer of 46 homes into its Dérive group portfolio after agreeing to loan the organisation £5.7million which it will be allowed to pay back over 40 years with an annual 4% interest rate attached. The properties at the former Irwell Valley School site will comprise of 25 apartments and 21 houses 41 of which will be made available via the councils Home Search service at either social or affordable rent. An additional 5 properties will be given priority to those with urgent housing needs, as identified by the Department for Levelling Up, Housing and Communities. One of the homes will feature the iconic listed mural by Alan Boyson which previously was attached to the now demolished school. Deputy City Mayor - Cllr Tracy Kelly, lead member for housing, property and regeneration, said: “Salford City Council is delivering the largest affordable housing programme that the city has seen for 60 years, providing a range of quality and sustainable homes to meet local needs. “The 25 apartments and 21 houses, which are being built on a former school site, will meet Passivhaus standards, meaning they’ll be highly energy efficient,” she said. “Not only will this help us move towards our target of carbon neutrality by 2038, but importantly it means residents will benefit from lower energy bills and warmer homes. “The city is in urgent need of more affordable housing and the council wholly owned Dérive was set up to deliver our vision to invest in new homes” Cllr John Merry, chair of the Dérive board, said: “The transfer of these properties is another great step in our journey to provide truly affordable housing for people and families in Salford. “The business arms of Dérive are steadily building a portfolio of homes as we expand operations.” Dérive previously took acquisition of 104 homes from the council with the last of them due to be handed over by the end of next month. Set up in 2017, it is wholly owned and operated company of Salford City Council. Dérive homes will be managed and maintained on a day-to-day basis by housing providers on Dérive’s behalf.
